Q. What is your fee and what
is it based on?
A. Our fee is based on the property location as well as general
upkeep requirements (the amount of time we feel will be needed
to effectively manage the property). Generally the fee is
between 8% and 15% of the property's gross potential income.
Q. What do I have to do as
the owner once I contract with you to manage my property?
A. The best part about working with MADDALONE & ASSOCIATES
Inc., is that there is not much you will need to handle. Pay
your mortgage, taxes, and insurance, and collect the rental
proceeds from us each month!
Q. How do I pay your fee?
A. We are paid by your tenants, through their rental payments
each month. We collect their rent, deduct our fee & the
cost of additional services provided (if any), and then send
you a check for the proceeds.
Q. Would you consider buying
our property?
A. We often buy property to add to our inventory of rental
units. If we should choose not to buy yours, we would be happy
to list your property on the Capital Region Multiple Listing
service through our Coldwell Banker Prime Properties' independent
contractor. And yes, we can even help you find another investment
property.
